A quiet, generous house that lets the water do the talking.
The lot came with a beautiful view and a difficult grade. We spent two weeks on site before design was finalized, staking sight lines at different times of day so the great room would catch late-afternoon light off the water rather than glare.
Structurally, the house is straightforward and honest: deep footings on engineered pad, full masonry limestone skirt, and a standing seam roof rated for Texas hail. The craft lives in the details — hand-selected white oak beams, site-milled trim, and stonework laid by the same three masons start to finish.
Delivered eleven days ahead of schedule with a punch list of four items, all closed within a week of walkthrough.

The craftsmanship is what sold us — hand-selected beams, site-milled trim, stonework you can tell was laid by people who cared.
